| 17212. THE FIVE CS OF CREDIT AND LENDING: CAPACITY, CAPITAL, COLLATERAL, CONDITIONS AND CHARACTER. This paper provides an overview and analysis of the Five Cs of lending, focusing primarily on their application in consumer lending (both home mortgage and non-mortgage consumer lending) with some reference to small business lending. The investigation individually defines, describes and discusses each of the five Cs, showing how the criterion factors into the lenders’ decision to grant a loan or extend credit and demonstrating how, collectively, the Five Cs of Credit constitute the industry’s basic rules of lending. The concluding analysis examines the relationship between the Five Cs and credit scoring systems and, through a discussion of the limitations and shortcomings of credit scoring, argues that lenders must continue to supplement their credit scoring procedures with a manual application of the Five Cs to ensure sound lending decisions.
