| 17317. REAL ESTATE DEVELOPMENT OPPORTUNITIES. This research study explores opportunities in real estate development, specifically comparing commercial real estate and multifamily housing from a developer’s standpoint. After an introduction, the second chapter provides general background information on real estate development, investment, and recent economic conditions. In addition, the pros and cons of investing in both multifamily housing and commercial real estate are addressed. The third chapter of the study provides a detailed discussion of the findings in the literature regarding investment and development opportunities for both multifamily housing and commercial real estate (office, industrial/warehouse, and retail). The concluding chapter summarizes the basic findings and provide recommendations on which type of investment (multifamily or commercial) is best for a developer to pursue in today’s market. Evidence in the real estate trade literature supported the study hypothesis that commercial real estate presents a more attractive investment opportunity than the development of multifamily housing.
